This Grade II listed residential refurbishment in Marylebone transforms a historic property into ten modern apartments, combining contemporary design with heritage preservation.
The team began with a full soft strip and demolished rear low-level structures and non-load-bearing partitions. In addition, they carried out structural alterations, created new openings, and replaced the basement floor slab. They also underpinned and lowered the vault floor, installed a wall cavity drainage system, and improved underground drainage.
A new lift pit and shaft were constructed, requiring partial removal of the rear external wall to install lift doors. Furthermore, the team added a new mansard roof and an additional second-floor level, increasing usable space while maintaining the building’s historic character.
Internally, the team built partition walls, drylined party walls and ceilings, and levelled floors. Moreover, they implemented fire and acoustic separation between units. The project also included the installation of a new lift, along with full mechanical, electrical, and plumbing systems. High-quality finishes featured bespoke joinery, kitchens, cupboards, doors, fixtures, and fittings for all floors, walls, and ceilings.
Externally, the team repaired and redecorated surfaces, upgraded or replaced windows, and modified the roof to create a new plant area. As a result, all roof coverings were renewed, improving both performance and aesthetics.
Ultimately, this Grade II listed residential refurbishment in Marylebone blends historic preservation with modern living standards. The completed apartments offer contemporary comfort, functional layouts, and sustainable design. Importantly, the project respects the building’s heritage while meeting the demands of central London residents.
