This project involved the comprehensive refurbishment of the first to fourth floors of an existing mixed-use building. The property contained both restaurant and office spaces. Importantly, the ground floor and basement remained fully operational throughout construction, allowing business continuity.

The refurbishment focused on modernising the upper floors to meet current building regulations and industry standards. In addition, the team upgraded key systems to improve efficiency and functionality. They installed new mechanical and electrical (M&E) services, enhancing performance and reducing energy use.

Structural modifications were also carried out to strengthen the building and increase flexibility. Moreover, the rear elevations were reconfigured, which improved both design and usability. As a result, the upper floors now provide adaptable, high-quality spaces for future tenants.

Because the building was not listed and lay outside a Conservation Area, the project followed a streamlined planning process. Therefore, the team could focus on quality delivery, safety, and schedule adherence without additional heritage constraints.

Furthermore, careful programme management ensured minimal disruption to ongoing operations on lower floors. Consequently, the refurbishment combined technical upgrades with design improvements. The works delivered a modern, functional environment that meets present-day standards for comfort, performance, and safety.

In summary, the project successfully transformed the building into a high-quality mixed-use space. Through targeted M&E installations, structural strengthening, and thoughtful layout reconfiguration, it achieved a balance of practicality, aesthetics, and efficiency.
