Canonbury House

Canonbury House presented a complex and sensitive programme of works within a Victorian town house in a Conservation Area. The project involved the amalgamation of two flats into a single family home, requiring comprehensive internal and external refurbishment, significant structural alterations, a rear extension and basement underpinning.

Following a full strip-out, the team carried out major structural works including the reconfiguration of internal layouts across both levels – central to the architect’s vision of creating a double-height living space connecting the upper and lower ground floors. Basement waterproofing, new drainage and a pump system were installed alongside new rear rooflights and warm roof construction, bringing the building envelope up to a modern standard.

All mechanical, electrical, data and air conditioning services were renewed throughout, including the repositioning of incoming gas and electrical meters. New floor finishes, internal doors, windows, sanitaryware and ironmongery were installed, with internal and external redecoration completing the works.

Situated within a predominantly residential Conservation Area, the project required close communication with Islington Council and neighbouring occupiers. Noisy and intrusive works were carefully programmed in accordance with vibration monitoring controls, with measures taken at every stage to minimise disturbance to adjoining owners.
